A cluster of renters in Vancouver is pushing back against eviction threats linked to their involvement in a private tenants’ Facebook group. Residents at The Yarrow apartment building on Kootenay Street in East Vancouver reported receiving a letter taped to their doors last month by Realstar Group, the building’s owner and manager. The letter, with a bolded and all-caps heading, warned of a potential breach of tenancy agreement due to participation in the Yarrow Residential Hub Facebook group, stating that sharing private conversations and encouraging complaints violates the agreement and Residential Tenancy Act.

Realstar, a Toronto-based real estate investment and management company, issued the letter, which hinted at potential libel in group comments and threatened eviction if actions were repeated. Despite attempts to contact Realstar for comment, the company initially stood by the letter but later apologized for its contents.

Concerned tenants formed a group called Concerned Tenants of The Yarrow, refuting the accusations in the letter and demanding an end to perceived threatening emails and surveillance of tenant communication. Legal experts cast doubt on the validity of eviction claims under the Residential Tenancy Act, emphasizing tenants’ rights to communicate and collaborate on housing issues.

The Yarrow Residential Hub Facebook group, established before Realstar’s acquisition of the building, serves as a platform for residents to connect, share information, and address concerns. Instances of landlords accusing tenants of libel are on the rise, prompting advice for tenants to ensure factual accuracy in their communications to avoid legal repercussions. Collaboration and unity among tenants are highlighted as essential in holding landlords accountable and defending tenants’ rights.
